Zones 28 and 29 represent approximately 8 acres of remediated land, located less than a mile from AV Dawson’s main port facility, Port of Middlesbrough. The location also enjoys good road transport links, with direct access onto the A66 and A19 – the main arterial roads into Teesside.

The zones are adjacent to Tees Advanced Manufacturing Park, a growing cluster of manufacturing businesses.

Acquired in 2023, the sites have been established for outside storage requirements, including freeport cargoes. Ground conditions are ideal for a number of cargoes including steel – which can also benefit from Freeport to mitigate costs associated with quarterly steel quotas.

Potentially, either site could also be considered for development if a company is looking to commit to a longer term investment.
